Broker-REALTOR® · Peoria, IL
The full picture before your next move in Greater Peoria
I help people starting a new chapter buy and sell with every number up front, steady updates, and no pressure. Within 75 miles of Peoria.
Why this works
Most agents give you a price. I give you the full picture.
Before you decide anything, you see every number: what your home is worth, what you walk away with, your property taxes and the exemptions most people never apply for. Then I tell you what I would do, and you decide on your own timing. Once you are under contract, you hear from me at every step until the keys change hands.

Know Before You Decide
How I sell a home
Four parts, on every home I list. Every number first, a home that is ready before anyone sees it, and a launch with a plan behind it.
Equity
Every number before you decide: where your home stands, what you walk away with, your property taxes and the exemptions worth asking about.
Presentation
A room-by-room plan, trusted vendors, professional photos, a floor plan for every home, and video and drone where the property allows.
Impact
Paid video ads for every listing, direct outreach to agents with likely buyers, and personal video texts, instead of waiting on the MLS.
Campaign
Everything launches together in the first week. Offers are judged on terms, not price alone, and you get an update at every milestone to closing.
Buying instead?
How I help you buy
Most agents start by showing you houses. I start by getting you ready to win one, with the real costs and a plan to compete, before you fall in love with anything.
Ready
Your pre-approval and our agreement in place before the first showing, so you can act the day the right home appears.
Educated
What your budget buys here and what it costs to own, Illinois property taxes included, before you fall in love.
Aligned
Fewer homes, and better ones, chosen around how you want to live. I tell you what I notice beyond the photos.
Locked
A strong, clean offer, then a video on next steps and an update at every milestone until the keys are yours.
The situation you are actually in
Different circumstances, different plans
The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

Greater Peoria real estate, with the full picture
I'm Shannan Werckle, a Broker-REALTOR® with eXp Realty, LLC, and the name behind Greater Peoria Living. I help people buy and sell homes in Greater Peoria real estate, within 75 miles of Peoria, and most of my clients are starting a new chapter: a house that no longer fits, a family home to settle, a move up, or a few acres of their own.
I've been licensed since 2018 and full time since 2020, with more than 90 closings across 18 towns, for buyers and for sellers. Before real estate, I spent about 25 years in corporate sales, selling highly customized marketing to Fortune 500 companies. What that taught me shows up in every sale: organize the information, put the most important thing first, and never leave a client wondering what happens next.
The towns and neighborhoods I serve
My home base is Peoria, especially North Peoria, Central Peoria, the West Bluff and Peoria Heights. I also work closely with condo owners and buyers, from communities like Willow Lake and Windchime to single-family subdivisions like Northgate and Idyllbrook.
Beyond the city, I sell homes in Dunlap, Germantown Hills, Metamora, Brimfield, East Peoria, Washington, Morton, Pekin, Chillicothe, Eureka, Mackinaw, and the river towns of Henry and Lacon. Across Peoria, Tazewell and Woodford counties, each place has its own school district, housing stock and pace, and I'll tell you plainly how they compare.
How I market a home
A listing on the MLS is where most marketing stops. For me it's where the work starts. Every home I list gets professional photography and a floor plan, and video and drone wherever the property allows. Before anything goes live, you get a room-by-room preparation plan, and I coordinate trusted vendors if you need them.
Then I go looking for your buyer. Every listing gets paid ads, most of them video. I contact the agents whose buyers are most likely to want a home like yours, and I share it through my email list, social media and the ten personal video texts I send every day. The whole plan is laid out on my How I Sell page, and you can start with a current value for your home.
What clients say
Every review I've shared is five stars, including 15 on Google. The words clients use most are calm, patient, informed and never pushy.
"I had just left my prior real estate agent because I felt like they were just looking to sell me a house. With Shannan, she was with me through the ups and down, and made sure to ask me what I liked and what I didn't. She didn't push me to make a decision and was very unbiased and professional through it all."
Miranda B., Google
"We've had other agents in the past that we never heard from after the sale, but Shannan follows up with us and we think of her as a friend."
Nan W., Google
